What it means for Lucchetta Homes buyers

Last month’s provincial budget brings great news to potential homebuyers across Ontario, and here in Niagara.

The Ontario government’s announcement is a positive step towards improving housing affordability and supporting new home construction across the province.

For those considering purchasing a new home, including future Lucchetta Homes homeowners, the savings are substantial.

What Was Announced?

Effective April 1, 2026, the province will introduce the following sale tax savings for newly built homes, in partnership with the federal government:

  • A full HST rebate on new homes priced under $1 million – offering savings of up to $130,000
  • A maximum rebate of $130,000 on new homes priced between $1 million and $1.5 million
  • For homes between $1.5 million and $1.85 million, the rebate gradually decreases but still offers meaningful savings

To qualify, the main eligibility criteria require homes to be:

  • A new build
  • Purchased between April 1, 2026 and March 31, 2027, subject to construction timing requirements
  • Intended as the buyer’s principal residence
  • Available to all eligible buyers – not limited to first-time homebuyers*

What Does This Mean for Lucchetta Home Buyers?

Many Lucchetta homebuyers – particularly in our active adult style communities like Watercrest at Hunters Pointe – are previous homeowners, seeking to downsize and relocate to enjoy the vibrant yet quaint Niagara lifestyle. 

Last year’s GST/HST rebate programs focused on first-time homebuyers. The new framework, however, opens these savings up to most homebuyers, including those who owned previously.

So, if you’ve been considering purchasing a Lucchetta Home, this presents a timely opportunity.

There is no guarantee that this rebate will be renewed next year and many industry observers suggest it may be temporary. As a result, prospective buyers are encouraged to begin their home search sooner rather than later.

Furthermore, Lucchetta Homes can help streamline the process: by assigning the rebate back to Lucchetta Homes in the Agreement of Purchase and Sale, the savings can be applied upfront, reducing the amount buyers need to finance.
